ARCHITECTURAL BARRIERS BONUS DISCOUNT IN INVOICE 75%: COMPLETE GUIDE
Are you interested in the 75% fixtures invoice discount? Then this guide is for you.
AGGIORNAMENTO decreto legge del 28 di Dicembre 2023: nel 2024 il Bonus Rimozione Barriere Architettoniche non è più applicabile alla sostituzione degli infissi.
WHAT IS THE ARCHITECTURAL BARRIERS BONUS
The "Architectural Barriers Bonus" is an incentive offered by government authorities with the aim of making buildings and public spaces accessible to people with disabilities or reduced mobility through structural and architectural interventions. This program promotes the removal of architectural barriers, with the requirement that these barriers must be present before the intervention and must be removed with the support provided. This not only improves accessibility and the quality of life for people with disabilities, but also allows beneficiaries to receive a 75% invoice discount.
HOW IT CAN BE USED WITH WINDOW REPLACEMENT
Here is a brief guide on how to take advantage of the 75% invoice discount for architectural barrier removal, specifically for fixtures.
THE TECHNICAL REQUIREMENTS TO BE MET FOR THE 75% INVOICE DISCOUNT FOR THE REMOVAL OF ARCHITECTURAL BARRIERS
(A) HANDLE HEIGHT FROM WALKING SURFACE
In ensuring the maximum accessibility of spaces and facilitating daily operations, the height of the handles is a crucial element. Window handles should be positioned at a height of 120 cm, while for French doors, this height decreases to 90 cm.
L’ height of the release of the second sash should be between 85 and 95 cm.
SILL HEIGHT
It is important to note that each type of window has minimum technical requirements about the height of the handle relative to the bottom edge of the sash. This depends on the mechanics that are to be built into the profiles. It is therefore essential to measure the height of the existing sill.
Sills with a height equal to or less than 100 cm from the floor, as required by regulations, allow you to stay within the legal limits.
Sills with a height greater than 100 cm from the floor require a more in-depth analysis
(B) THRESHOLD HEIGHT
To ensure accessibility for people with disabilities or reduced mobility, it is essential that thresholds are carefully designed. The ideal height for a threshold is 2.5 cm, allowing easy and safe access.
If the depth of the threshold is sufficient to allow wheelchair wheels to pass easily, the chances of qualifying for a 75% invoice discount are significantly higher.
(C) NET PASSAGE LIGHT
Clear passage light: It is equal to the measurement of the passage hole that remains once the door is installed.
For internal doors and French windows, it is mandatory to have a clear opening of 75 cm.
The 75% Architectural Barriers Removal Bonus can be applied to window replacement even if the entrance door of the building does not meet the legal requirements for a clear passage light of 90 cm. This is because the client may, in future years, bring the entrance door into compliance to have a completely accessible building.
(D) BEVELED EDGE
Only for metal fixtures, such as Schuco aluminum windows, it is necessary to use a special device: the threshold protector. It is compatible with all AWS doors with internal opening and ensures a continuous seal, offering effective protection discreetly.
(E) FORCE TO OPEN
It is necessary to use a dynamometer capable of measuring the applied force to move the door leaf and handle, which must be equal to or less than 8 kg. This type of verification is essential to ensure compliance with regulations. Tests are conducted by our suppliers, as for Schuco aluminum windows or PVC Veka windows, in the laboratory. However, since our windows, both hinged and sliding, are always custom-made, the test confirming the applicability of the Barrier-Free Bonus must be performed on-site AFTER completing the installation correctly.
(F) ELECTRIC CONTROL HEIGHT
In the case of windows with electronic operation, such as motorized sash windows, the height of the electrical controls must be between 100 and 130 centimeters.
INVOICE DISCOUNT OR DEDUCTION OVER 5 YEARS
In the process of determining the 75% invoice discount, the DEI or regional price lists are taken into account. However, it's important to note that currently, in the case the client opts for tax deductions spread over a period of 5 years instead of an immediate invoice discount, DEI price lists are not applied, even though it would be a prudent choice to do so.
The deductibility of other products is possible within the limits set by the DEI or regional maximums.
- The window frames are deductible only if they are an integral part of the window structure.
- Roller shutters and blinds are eligible for deduction only if they are motorized.
- Mosquito nets can be deductible, provided that they meet certain requirements.
CEILINGS PER HOUSING UNIT
The maximum spending limits for a 75% invoice discount vary depending on the type of building. Here are the details:
- 50,000 euros for single-family buildings or residential units located within multi-family buildings that are functionally independent and have one or more independent external entrances;
- 40,000 euros, multiplied by the number of residential units in the building, for buildings consisting of two to eight residential units;
- 30,000 euros, multiplied by the number of residential units in the building, for buildings consisting of more than eight residential units.
IN THE CASE OF INVOICE DISCOUNT IS REALLY 75%.
If the customer chooses to apply the immediate invoice discount for tax deductions, the discount is NEVER 75% net. This is because there are various reasons that influence the net immediate discount:
- Often types of windows or doors cannot be deducted
- DEI or regional price lists are applied, which may be lower than current market values.
- The costs related to the transfer of credit, document verification, certification, and administrative management can affect the overall amount of the 75% invoice discount for architectural barriers.
PROFESSIONALS INVOLVED
During the process, there will be several professionals involved, including the technical observer, whose role is crucial. This expert plays a critical role in ensuring that technical aspects are handled with precision, contributing to both the success of the process and the legal compliance of the entire operation.
ECOBONUS + REMOVAL OF ARCHITECTURAL BARRIERS
For windows that cannot benefit from the removal of architectural barriers bonus, it is always possible to take advantage of the Ecobonus, which provides a 50% tax deduction over 10 years.
